Roxy-Pacific, together with its joint venture partner, Tong Eng Group, an established property developer and investor that has built distinctive homes in Singapore since the 1950s, is pleased to announce the upcoming launch of its 186-unit development, View at Kismis.

Sitting on a plot of about 100,337 square feet, this latest development is positioned to be a well-differentiated project offering a varied unit mix; with two-bedroom units starting from S$880,000. A 99-year leasehold development located in Lorong Kismis, within the popular District 21, the design concept for View at Kismis was inspired by a Modern Tuscany theme, a first-of-its-kind in Singapore. The Malay word “Kismis” means raisins or grapes in English, a core ingredient of wine, and connotes a certain finesse and class, which is embodied by View at Kismis.

This development comprises six blocks of five-storey apartments totalling 186 residential units and two shop units. Residential unit sizes range from 517 sq ft for a two-bedroom apartment, to 1,292 sq ft for a five-bedroom apartment.

The Modern Tuscany Lifestyle

Situated on elevated ground and capitalising on its undulating terrain, View at Kismis will emulate the Tuscan wine valleys with six residential blocks lined in two staggered parallel blocks. As an added effect of the staggered blocks, the communal facilities along the ‘Central Valley’ will be revealed one by one as residents progress through the valley, providing a different perspective at every turn. To resemble cascading streams, the ‘Central Valley’ will include water features such as a 25-metre lap pool, spa cove, sanctuary stream, family pool and jet pool, split across different levels. The residential blocks on both sides are also tilted slightly to allow a north-south orientation, avoiding the rising and setting sun, while capitalising on the wind direction to facilitate cross ventilation for the central communal area.

View at Kismis takes the opportunity to feature communal facilities at the roof terrace, which complements the picturesque landscape of the ‘Central Valley’ to provide lifestyle options with a magnificent view for residents to enjoy. Facilities at the roof terrace include sheltered pavilions on all six blocks with water features such as a champagne wet deck with partially submerged seating and bubble pool.

Thoughtful Fittings and Provisions

View at Kismis is the embodiment of a modern vineyard, a perfect combination of nature and design, to deliver a modern home in the most natural setting.

The interiors of the units at View at Kismis are designed with a purpose and the user in mind, while echoing a rustic charm and a sense of laidback luxury. To maximise usable space, the kitchen comes with a hanging shelf, a pull-out tray and a spice rack. The kitchen for five-bedroom units comes with an additional wine chiller and appliance cabinet. To achieve a seamless design, kitchen appliances such as the fridge and washing machine are integrated into the kitchen cabinets.

Moving on to the bedrooms, the wardrobes are designed to achieve the most efficient use of space, while the master bathrooms feature a darker colour scheme to introduce a lux and grand feel. Taking luxury a step further, the master bathroom of the five-bedroom unit type features a “his” and “her” space, with double basins set in a quartz countertop with ample space and a bathroom mirror that hides a storage space behind. For the lady of the house, the side mirror can be opened at an angle to provide greater visibility for the application of makeup and other purposes.

An All-Encompassing Location

Located right at the western gateway of Singapore—one of the three major gateways being planned to support the country’s economic growth1, which is set out to be the country’s second Central Business District—View at Kismis is conveniently within walking distance to a myriad of amenities such as the renowned Bukit Timah Market & Food Centre and commercial malls such as Bukit Timah Shopping Centre, Beauty World Centre, Beauty World Plaza and Bukit Timah Plaza.

View at Kismis is also within a kilometre’s radius of a wide range of educational institutions such as Bukit Timah Primary School, Pei Hwa Presbyterian Primary School and Ngee Ann Polytechnic. Top educational institutions such as Hwa Chong Institution and Yale-NUS are just an 11-minute and 12-minute drive away respectively.

For nature lovers, the revitalisation of the nearby rail corridor will provide residents in the vicinity 24 kilometres of heritage and culture at their doorstep, surrounded by lush landscaping and natural habitats.

The sales launch for the development will be on Saturday, 20 July 2019.
