Koh Brothers Wins En Bloc Tender For Freehold Toho Mansion In Prime District 10
Koh Brothers Group Limited has won the bid for the en bloc sale of freehold Toho Mansion at 186-200 Holland Road at S$120.4 million. The elevated site is within a private enclave overlooking the adjacent Good Class Bungalow housing estate.
Mr. Francis Koh, Managing Director and Group CEO of Koh Brothers, commented, “Just off Holland Village, we are excited to have won this prime and rare freehold site that is in the heart of the vibrant Holland Village lifestyle enclave. As a lifestyle-themed developer, we look forward to create a fresh concept that will offer a seamless and integrated experience with the great convenience and connectivity in this up-and-coming neighbourhood, which has been earmarked by the Government for a highly-anticipated makeover and expansion.”
“Alongside our project in the prime Gangnam district in Seoul, South Korea, and a recently-acquired site in Johor, Malaysia, this will mark the third site to be added to our land bank, as we continue to prudently seek attractive development sites at choice locations. In view of the recovering residential sector in Singapore, we will monitor the market closely to launch the project at an opportune time to capitalise on the upcycle. We also look forward to the launch of our Gangnam project in 1H2018.”
Sitting on a site area of 4,427.8 square metres, the freehold site currently consists two 4-storey residential blocks accommodating a total of 32 apartments. With a plot ratio of 1.4, the site could be redeveloped to a potential gross floor area of 6,818.7 square metres (including 10% bonus balcony area).
Just 200 metres away from Holland Village MRT station, the site is across the street from Holland Village – at the doorstep of a plethora of lifestyle and dining options at Holland Village and Chip Bee Gardens. It is also a stone’s throw away from an upcoming Government Land Sale site that could add 13,500 square metres of commercial space, further enhancing the amenities in the vicinity.
The city-fringe site also has direct access to Holland Road and North Buona Vista Road, connected to major hubs such as Buona Vista Sub-Regional Centre, One-North, National University of Singapore and the Orchard Road shopping belt.
Beyond Singapore, Koh Brothers also plans to launch its maiden project in South Korea in the prime district of Seoul’s Gangnam by 1H2018. Its 45%-owned project in South Korea will be developed into a mixed-use development comprising two 19-storey towers with 5 basement floors. The proposed development will consist of 293 residential units, including SOHO units, and 5,629 square metres of retail space.
